Büyükyalı was designed in accordance with the Turkish Seismic Code (TDY-2007) and, despite no legal obligation, was engineered to meet a higher level of safety.

In addition, the Istanbul High-Rise Buildings Earthquake Code (İYBDY-2008) and internationally recognized American standards such as ACI 318 and ASCE 7 were also implemented.

The building’s behavior during an earthquake—where and how it would respond—was analyzed in advance and modeled using internationally accepted advanced engineering software such as ETABS, SAP2000, and PERFORM-3D.

A detailed soil analysis was conducted through 73 boreholes, reaching a total depth of 2,109 meters.

The project site is classified as a “Suitable Area for Settlement,” and all soil and foundation works were carried out under the supervision of expert academics. A high shear wall ratio—one of the safest structural systems in earthquake engineering—was preferred to ensure controlled and secure building performance during seismic events. The structures were built on raft foundations extending beyond the building footprint and covering the entire basement area. A diaphragm wall retaining system was also used around the site, helping to distribute seismic loads and reduce potential structural risks.

C50 concrete was used in parking load-bearing elements, while C40 concrete was used in other structural components. The project’s quality was further ensured through a dedicated on-site concrete batching plant.

The entire construction process was subject to multi-layered supervision by ÖZAK technical teams, Emlak Konut REIT control units, independent inspection firms, municipal building control authorities, and academic consultants.

Parking allocations are determined according to apartment types. 1+1 units are allocated 1 parking space; 2+1 units are allocated 1 or 2 spaces; and units with 3+1 or larger layouts are allocated 2 or 3 parking spaces. Please note that there is no fixed (assigned) parking space for individual units.

Seeing a unit priced below the project’s official sales price does not necessarily reflect the true market value of the project; in most cases, such situations arise from exceptional circumstances, such as the seller’s need for immediate cash. It is also important to note that when purchasing a second-hand property, you will be the second owner of the home.

When purchasing directly from the developer, you benefit from approximately a 4% advantage by not paying title deed fees, and you also avoid additional costs such as real estate agent commissions (around 2%). If the purchase is made on behalf of a company, there may also be VAT and tax advantages. Moreover, considering the benefits of being the first owner, the possibility of installment payment options, and the privilege of living in a brand-new home, it presents a more advantageous scenario in terms of overall cost and long-term value.

Foreign customers can purchase newly built apartments offered with 20% VAT by benefiting from VAT exemptions/advantages. Additionally, as we operate under a Real Estate Investment Trust (REIT) structure, there is no appraisal requirement for citizenship applications, eliminating the appraisal-related risks that may arise in second-hand real estate transactions.
