Thanks to its proximity to Göktürk center and main arterial roads, the project provides easy access by car to TEM highways and the airport. Göktürk is relatively distant from major fault lines and has medium-grade soil conditions. The project area is classified as ZC soil. It is being constructed in accordance with the 2018 Turkish Earthquake Regulation, with all structural calculations aligned accordingly. The buildings are limited to 5 floors and are constructed using raft foundation, C40 concrete, and ribbed steel reinforcement. Materials exceeding the minimum regulatory requirements are used, as approved by the building inspection firm.
How many floors and what apartment types are available in the project?
The project is developed on a land area of 11,891.49 m², consisting of 141 units with a horizontal architectural concept. Apartment types range from 1+1 to 4.5+1.
Sales are conducted through a Notarized Sales Promise Agreement, which is a legally binding document that protects the buyer and secures the process. Unlike typical contractors, we operate as a Real Estate Investment Trust (REIT), providing a higher level of corporate reliability.

According to regulations, construction is permitted beyond a 25-meter protection band; in our project, the nearest structure is approximately 35 meters away from the water channel.

If soil conditions alone were a limiting factor, high-rise buildings could not be constructed in places like Japan or Dubai. Our project is built in full compliance with current earthquake regulations and disaster resilience standards, based on comprehensive ground surveys and engineering calculations.
Foreign buyers can benefit from VAT exemption when purchasing brand-new apartments sold with 20% VAT. Additionally, as we operate under a REIT structure, there is no appraisal requirement for citizenship applications, eliminating potential valuation risks often encountered in second-hand properties.
