The Hayat Flora Project has been designed in accordance with the latest Turkish Building Earthquake Code (TBDY-2018). The seismic behavior of the structures was analyzed using internationally recognized engineering software such as ETABS, SAFE, and SAP2000.

The project’s earthquake and structural calculations were reviewed and approved by experts from Istanbul Technical University Faculty of Civil Engineering and the Emlak Konut REIT Project Directorate. Reinforced concrete shear walls with thicknesses of 35–40 cm were used in all blocks to safely carry earthquake loads, along with a core shear wall system. In basement levels, 40 cm thick continuous retaining walls were applied considering soil pressures. The structures were built on raft foundations with a thickness of 140 cm under blocks and 70 cm in parking areas.

The raft foundation was designed to extend beyond the building footprint, significantly contributing to structural rigidity.

As part of comprehensive soil studies, 87 boreholes were conducted on-site. To enhance soil safety, ground improvement was carried out using unreinforced bored piles, with a total of 1,710 foundation piles installed. Additionally, geogrid-reinforced engineered fills were used beneath the foundation to ensure balanced load distribution to the ground.

In the structural system, C35/45 concrete was used in foundations and C40/50 in the superstructure. Concrete quality is regularly tested by inspection firms and ready-mix suppliers, with results consistently exceeding regulatory standards.

The Hayat Flora Project has been developed under multi-layered supervision by ÖZAK GYO, Emlak Konut GYO A.Ş., independent inspection firms, academic consultants, and experienced technical teams.

The project consists of three sections and includes blocks with ground floor + 13 floors. Sales are offered in two phases.
